Ask any local estate agents, and it is likely they will be able to tell you stories about vendors of theirs who have not quite presented their home in the best possible light. Indeed, many house sellers do not even bother with a spring clean or even giving the home a vacuum prior to viewings.
Completing such basic chores are, thankfully, second nature to most vendors but, it does not hurt to keep a check list of things to do; to make sure things are not missed. If time is pressing for example, giving the kitchen and any bathroom and toilet areas the once over is essential.
Even in the most obsessively cleaned houses, a natural smell occurs. It sounds rather nasty of course but, is little more than the aroma of the people that live in the home. Such smells can be masked but, before emptying several cans of air freshener, there are far more effective tools.
Back in the bathroom for example, a scented candle smelling of fresh linen is always pleasant. In other areas of the house, gently scented flowers will work well, as will pot pourri. It is important not to over do things of course, at the risk of creating too strong a smell.
Into the kitchen and, whilst cooking smells are a big no-no, there are certain things that will enhance the space. First of all, placing a cut up lemon in a dish of water, and warming it in the microwave will freshen things. Also a good idea, is to brew fresh coffee and, rather than just have this scent gently in the air, offer a cup to the viewers.
