When an offer has been accepted on a house, it is often assumed by sellers – first time ones in particular, that everything is done and dusted. Quite often, it is due to other links in the chain collapsing; a frustrating yet regular occurrence. Of course, such breakdowns will have their own causes which ripple along the chain. One of the most regular reasons that an agreed sale is cancelled is due to problems with regards to what is included in a house sale. For this reason, as a buyer, it is always best to make it very clear what fixtures and fittings are included and those that are not.
It is possible to compile a list of items which, whilst not included in the immediate sale, could be open for negotiation. In many ways this is a more important list than the regular inventories – being likely to cover more expensive and high end items.
